SELLING A HOME

Also, buyers will compare your property with others in your neighborhood to determine where they are getting the best value for their dollar. 

Sometimes sellers want to price their homes above their competition to allow “wiggle room” for buyers who make offers below the listed price.  This is a dangerous strategy.  An overpriced property may never get shown.  If it isn’t shown, it won’t get sold. TERMS - The terms of a real estate transaction play a major roll in determining whether or not a buyer will commit to a purchase agreement.  The terms of an agreement include things such as:  seller help with closing costs; buy down of buyer’s interest rate; seller financing; early move in; or extended escrow periods.  Flexible terms may attract an entirely new group of buyers that would not be available through normal financial channels.

 

 

    

CONDITION – Before you put your home on the market, make sure that it shows well.  In a market where buyers have many homes to choose from, the first impression is extremely important. Buyers comparison shop.  If your home is very similar to your neighbor’s, but doesn’t show as well, buyers will consider your house less valuable.

Make sure that your house has curb appeal.  If buyers don’t like what they see from the outside, they may not want to come inside.  Make any necessary repairs.  Clear out the clutter.  Anything that you don’t need for your daily routine, pack it up and remove it from view.  Set the stage.  Help your potential buyers see themselves living in your house.  Our experienced real estate consultants can help you dress your house for success.
