BUYING A HOME

 

The purchase of a home is a tremendous investment, both monetarily and emotionally.  Whether you are purchasing a home for you and your family to live in, or as an investment or rental property, you will need to plan carefully and be well prepared before you make that commitment.

  • Get Representation.  Your Investors Real Estate, Inc.   • Get Pre-Approved by a reputable lender and discuss the different financing options available to you.  Your lender should provide you with a pre-approval letter indicating how much home you are qualified to purchase.

  • Avoid Major Purchases.  In order to determine the amount of home you can afford, a lender uses your debt-to-income ratio.  This ratio is the percentage of your pre-tax income that you spend on debt.  Your debt ratio will include:  monthly housing costs, car payments, credit cards, student loans, and any other installment debt.  If you take on more debt right before buying a home, it may have a negative impact on the amount of mortgage loan that you qualify for.

  • Get A Home Inspection.  A home inspection is one of the most important steps in the home purchase process.  The purpose of a home inspection is to inform the individual buyer of the current condition of the home.  A home inspector will provide a detailed written report on his findings.  A home inspection can provide useful information for new home owners regarding the operation of items such as the heating and/or air conditioning systems, appliances, etc.
  • Select A Title Company to conduct the settlement for your purchase.  The title company does the research to make sure that you are getting clear title to the property.  They also carryout the instructions of the lender and the dictates of the contract.  When you and your sales consultant leave the title company on the day of settlement, you will have the keys to your new home!
